How to Deal With Cockroaches, Ants and Other Pests in a Dubai Apartment

By DXB TALK Β·

Finding cockroaches in the kitchen or a trail of ants across the counter is one of the least welcome parts of apartment life in Dubai. The warm climate means pests can thrive all year, but most infestations respond well to a calm, methodical approach: cut off food, water and shelter, fix small entry points, and use licensed professional help properly when you need it. This guide covers prevention first, then treatment, in general terms β€” because the goal is not one dramatic spray, it is a home pests no longer find interesting.

Understand What Attracts Pests Indoors

Cockroaches, ants and other common apartment pests look for the same three things: food crumbs and grease, moisture, and dark hiding places close to both. Kitchens and bathrooms are therefore the usual hotspots β€” under sinks, behind appliances, inside cabinet hinges, and around drains and pipe openings.

Ants often arrive in a visible trail to something sweet or greasy. Cockroaches are nocturnal, so seeing one in daylight can suggest a larger hidden group. Acting early is far easier than waiting.

Prevention: Food, Bins and Daily Habits

Prevention does most of the long-term work, and it is entirely within your control.

  • Store food sealed: Keep rice, flour, cereal, sugar and pet food in hard, airtight containers rather than open bags. Wipe shelves where spills collect.
  • Clean as you go: Wipe grease from hobs and splashbacks, wash dishes promptly, and sweep crumbs from under toasters, fridges and cookers.
  • Manage bins tightly: Use a bin with a close-fitting lid, empty it regularly, rinse recyclables, and clean the bin itself so residue does not build up.
  • Dry wet spots: Fix dripping taps, dry the sink area at night, and do not leave wet cloths bunched in corners.
  • Declutter hiding places: Reduce stacks of cardboard and rarely moved boxes, especially in kitchens β€” cardboard is a favourite shelter.

Block Entry Points and Protect Drains

Even a clean flat can be re-entered through tiny gaps. Walk around with a torch and look at pipe entries under sinks, gaps around air-conditioning lines, worn door seals and cracks along skirting. Small gaps can in general be sealed with suitable filler or sealant. Larger building issues should be reported to your landlord or building management.

Fit drain covers in general over floor drains and plug holes, especially in rooms you use less often, and run water into little-used drains periodically so traps do not dry out. Keep balcony doors closed. In a tower, pests often travel between flats through shared shafts, so building-wide cooperation matters.

Use Licensed Pest Control Properly

When prevention is not enough, bring in professionals β€” and choose them carefully. In general terms, Dubai requires pest control operators to be licensed and approved through the relevant municipality system, so use a municipality-approved pest control company, ask to see its approval, and be wary of unlicensed operators offering cheap cash treatments with unlabelled chemicals.

Before a visit, ask what products will be used, what preparation is needed, and how long people and pets should stay out. Put food away, remove pet bowls as advised, and ventilate on your return as instructed. Keep the company’s report β€” it helps with follow-ups and landlord discussions.

Avoid mixing your own sprays with a professional treatment unless the company says it is safe, as careless use can scatter cockroaches deeper into hiding.

Landlord or Tenant: Who Pays?

Responsibility depends on your contract in general, along with the circumstances. A problem present at move-in, or one caused by a building-wide or structural issue, is often treated differently from one that develops during a tenancy through everyday living. Read your tenancy contract and any addendum first, check what you agreed about maintenance and pest control, and raise the issue in writing with dated photographs if needed.

Keep records of reports, visits and costs. If you cannot resolve it, official tenancy channels can advise in general. Do not withhold rent without proper advice.

Keep Children and Pets Safe After Treatment

After treatment, follow the operator’s instructions exactly: respect the time away, ventilate as directed, wipe food-preparation surfaces, and keep children and pets off treated floors until fully dry. Store pest products locked away.

Then return to prevention: sealed food, dry sinks, tight bins and covered drains are what keep pests away for good.
