How to Choose Thermal Comfort at Home in Dubai: Window Films, Seals and Smart Thermostats

By DXB TALK ·

Keeping a Dubai home comfortable is not just about turning the air conditioning down. Intense sun, heat through glass, and gaps around doors can make rooms feel uneven, with one corner hot and another too cold. You do not always need major work. Window films, better seals, and smarter thermostat use can help, often in that order.

Start by Finding Where the Heat Gets In

Walk around your home in the early afternoon, when the sun is strongest. Stand near west and south-facing windows. Does the glass feel hot? Is the floor nearby warm? Does sunlight fall directly on sofas, beds, or your desk? Those spots will feel uncomfortable even when the thermostat shows a reasonable temperature.

Also check for gaps. Hot air can push in around front doors, balcony doors, and window frames. Hold a tissue near the edge of a closed door. If it flutters, there is likely a gap. Note which rooms cool quickly and which never settle. That pattern tells you where to spend first.

  • Hot glass and sun patches point to window treatment
  • Dusty edges around doors point to poor seals
  • Uneven cooling points to thermostat or airflow issues

What Window Films Can and Cannot Do

Window film is a thin layer applied to glass to reduce heat and glare. Some types cut glare for screens, others reject more infrared heat while staying fairly clear. A good film can make a sunny living room usable in the afternoon without heavy curtains closed all day.

Be realistic. Film helps most on large, sun-exposed windows. It will not fix a poorly insulated roof or an undersized air conditioning unit. Ask suppliers about heat rejection and visible light, and ask for a sample first if you are unsure about tint. Darker is not always better, especially in rooms that lack natural light.

If you rent, check your tenancy agreement and ask your landlord or building management before applying anything to glass. Some buildings have rules about external appearance, and some films must be removed at move-out. Keep approval in writing. If film is not allowed, consider lined curtains or removable blackout blinds instead.

Seals, Curtains and Small Gaps That Matter

Sealing is often the cheapest step. Weather stripping around doors, brush seals at the bottom of the front door, and silicone repair around window frames can reduce hot air, dust, and noise at the same time. Dust is a useful clue: a line of dust along a door edge usually means air is moving there.

Curtains and blinds work best when they trap a layer of still air. Floor-length curtains close to the wall, and blinds fitted inside the window recess, usually work better than loose coverings. For bedrooms, blackout lining helps with early light and heat. Close curtains on sun-facing windows before the room heats up, rather than after.

Never block vents designed for ventilation or for gas appliances. If you are unsure about a vent, leave it alone and ask a qualified technician.

Using Smart Thermostats Sensibly

A smart thermostat can help if your schedule is regular. Set a slightly higher temperature while you are out, then cool the home shortly before you return, instead of running the system hard all day. Zoning, where different areas are controlled separately, helps if your system already supports it.

Compatibility is the key question. Many Dubai apartments use district cooling or building-managed systems, and what you can change may be limited. Check with building management and your cooling provider, such as Empower or Emicool where they apply, before buying a device. Installation should be done by a licensed technician, especially if wiring is involved.

Avoid setting the temperature extremely low hoping the room will cool faster; most systems cool at the same rate. A steady, moderate setting usually feels better and avoids damp, clammy air.

Costs, Order of Work and Next Steps

Costs vary widely by apartment size, glass area, and product quality, so treat any quote as approximate until measured. Sealing materials are low cost, curtains are mid-range depending on fabric, window film is usually priced per square metre, and a smart thermostat adds device plus labour charges. Get at least two written quotes and ask what warranty is included.

Work in this order: seals first, then shading or film for the worst windows, then thermostat changes. After each step, note whether comfort and your bill improve. For building rules, check with your developer or owners association. For energy guidance, refer to Dubai Electricity and Water Authority (DEWA).
