Signing a rental agreement is a commitment that affects your daily life and your finances for months or years. In Dubai's rental market, agreements vary, and terms that seem minor at signing can matter greatly later. Asking the right questions before you sign protects you from surprises and disputes.
Rent, Payments, and Deposits
Start with the money. Confirm the total rent, how it is paid, and what happens if a payment is late. Ask about the security deposit: how much it is, under what conditions it is returned, and what deductions are permitted. Get all of this in writing rather than relying on verbal assurances.
Other financial questions include:
- Are utilities, service charges, or parking included, or paid separately?
- How and when can the rent change, and what notice is required?
- What fees apply at signing, renewal, or early exit?
Maintenance and Responsibilities
One of the most common sources of tenant-landlord disputes is maintenance. Clarify who is responsible for what: minor repairs, major systems such as air conditioning, and damage that occurs during your tenancy. Ask how maintenance requests are handled and how quickly urgent issues are addressed.
Also confirm what you may and may not change in the property. Rules on painting, fixtures, and pets vary, and assumptions here cause unnecessary friction.
Duration, Renewal, and Exit
Understand the agreement's full timeline. How long is the initial term, what happens at renewal, and how much notice must each side give to end the tenancy? What are the penalties for breaking the agreement early, and under what circumstances can the landlord ask you to leave?
Read the entire agreement before signing, including any clauses in fine print, and keep a signed copy for yourself. If anything is unclear, ask for a written explanation.
Rental rules and regulations change over time, and individual situations vary, so verify current requirements with official sources and qualified advisers before signing. This guide is general information, not legal advice. A rental agreement understood before signing is a home you can settle into with confidence.
