Registering your tenancy on Ejari is a job to finish in your first week in a Dubai rental, even if you are sharing or renting a small studio on your own. Ejari is the Dubai Land Department system that makes your lease official, and the certificate you receive is your main proof of address. As a single tenant you will use it to put DEWA in your name, show your address to your bank, and back up visa or family paperwork later. Registration can be done through the Dubai REST app, at a trustee centre or through most typing centres, and it is normally completed the same day if your documents are clean.
What Ejari Actually Does for You
Without an Ejari certificate, a tenancy is difficult to prove and several services stay closed to you. DEWA generally requires Ejari to activate electricity and water for a rented home, telecom companies ask for it for home internet, and employers or government departments may request it when your address matters. It also protects you: a registered contract with the rent and terms recorded is far stronger evidence if a dispute with the landlord reaches the Rental Dispute Centre.
Formally, registration is the landlord’s duty, but most single tenants end up doing it themselves because they need the certificate urgently for DEWA. If you pay the fee, keep the receipt and, ideally, get the landlord’s agreement in writing first.
Your Document Checklist
- The signed tenancy contract, complete with all pages and addendums
- Your passport and residence visa copy
- Your Emirates ID, front and back
- The landlord’s title deed for the unit
- The landlord’s ID copy, or company licence if the owner is a company
- The DEWA premises number for the property
- For a renewal, the previous Ejari certificate
One trap for tenants in shared arrangements: Ejari is issued in the name of the person on the tenancy contract. If three friends share a flat but only one name is on the lease, only that person gets the certificate. Agree among yourselves who signs the lease before you commit, especially if more than one of you needs proof of address for work or banking.
Step by Step Registration
- Read the contract against the title deed. The owner’s name, unit number and community must match exactly, and the annual rent and cheque schedule must be correct.
- Open the Dubai REST app and sign in with UAE PASS, or go to a Real Estate Services trustee centre if you prefer face-to-face help.
- Select the tenancy registration service, upload the contract, IDs and title deed, and type in the dates, rent and payment terms.
- Pay the fee. As a guide, the total is typically around AED 200 including VAT, with small variations for service centre charges; confirm the live figure on the Dubai Land Department site before paying.
- Save the Ejari certificate PDF. It is usually released within hours of a clean application, and you will send this file to DEWA and your bank repeatedly.
Shared Flats, Bed Spaces and Company Rooms
If you rent a bed space or a room in a shared apartment, you will not normally get your own Ejari, because the tenancy contract belongs to the main tenant or the landlord’s arrangement. In that case, ask the main tenant for a copy of their Ejari and contract to support your own paperwork, and keep your rental receipts. Be cautious with informal sublets: Dubai rules expect occupants to be declared, and living in an unregistered arrangement leaves you with weak proof of address and little protection if asked to leave at short notice.
Company-provided rooms are similar. The lease and Ejari sit in the employer’s name, and HR can usually give you a housing letter for banks or other departments that need address evidence. If you later move into your own place, register Ejari in your name straight away so the proof-of-address chain is yours.
FAQ
Can I activate DEWA before Ejari is done?
In practice, no for most rentals: the Ejari number is what links your tenancy to the premises in DEWA’s system. Register Ejari first, then activate DEWA the same day.
My landlord will not share the title deed. What can I do?
Ask the agent to obtain it, since registration is impossible without it. If the landlord refuses entirely, that is a warning sign about the tenancy itself; seek advice from the Dubai Land Department before paying further rent.
Does Ejari need renewing every year?
Yes. Each new or renewed contract needs its own registration, and you should cancel the old Ejari when you move out so your name is not attached to two addresses.
One short registration unlocks your utilities, your proof of address and a much stronger position as a tenant. For more first-apartment and paperwork guides, visit dxbtalk.com and explore our How-To guides.
