A burst pipe or major leak in a villa can go from a small puddle to serious damage in a very short time. Water spreads under tiles, into walls, and towards electrical fittings, and many Dubai villas also have water tanks and pumps that can make the source hard to spot. Staying calm and doing the right things in the first few minutes matters more than trying to fix everything yourself. This guide sets out emergency steps that limit damage and keep people safe.
Put Safety First
Water and electricity are a dangerous mix. If water is near sockets, appliances, or your electrical board, keep people and pets away and do not touch switches with wet hands. If you can safely reach the main switch and you are sure it is dry, you may turn off power to the affected area. If in doubt, leave it alone and wait for a qualified electrician. Watch for ceilings that bulge or sag, as they can give way.
Stop the Water at the Source
- Shut the main valve: In many villas the main water shut-off is near the water meter, the boundary wall, the pump room, or where the pipe enters the house. Turn it clockwise to close it, if you know where it is and can reach it safely.
- Isolate one fixture: If the leak is clearly from one toilet, sink, or washing machine, use the small valve behind or under that fixture instead.
- Turn off the pump: If your villa has a water pump, switch it off so it does not keep pushing water through the break.
- Check the tank: A leaking roof tank or an overflowing tank can look like a burst pipe. If the main valve does not stop the flow, the tank may still be draining.
Find your shut-off valve on a calm day, make sure it turns, label it, and tell other adults in the home where it is.
Limit the Damage Inside
Once the water is stopping or slowing, move quickly to protect the house.
- Move furniture, rugs, electronics, and documents out of the wet area. Lift curtains clear of the floor.
- Put towels and buckets under drips. Mop standing water towards an outside door or a floor drain if there is one.
- Open windows and doors if the weather allows, to start drying.
- Do not lift fixed flooring or break tiles yourself. Hidden pipes and cables may be underneath.
- Place a bowl under a ceiling leak only if the ceiling looks stable. Keep away from a sagging section.
In Dubai’s heat, damp can still lead to mould inside walls and under floors, so do not assume warm weather will dry everything. A professional may need to check hidden moisture.
Record Everything Before You Clean Up Fully
Take photos and short videos of the source, the water spread, and any damaged items, before and during your clean-up. Note the time you found it and the steps you took. Keep receipts for emergency call-outs and replacement parts. This record helps your landlord, maintenance company, and insurer understand what happened. Do not throw away damaged parts until you are told you can, unless they are a safety risk.
Who to Call and Who Is Responsible
If you rent, contact your landlord or property manager straight away, as well as your maintenance company if you have one. Tenancy contracts in Dubai vary, and responsibility for major repairs often depends on the contract and the cost involved. Check your contract, and for current tenancy guidance look to the Dubai Land Department and its Rental Dispute Settlement Centre. If the leak affects a shared supply, a neighbour, or the street, your community management or Dubai Municipality services may also be relevant. For a water supply problem outside your villa, check guidance from Dubai Electricity and Water Authority, known as DEWA.
Emergency plumbers often charge a call-out fee plus parts and labour, and rates vary, so any price quoted should be treated as approximate until you have it in writing. Ask what the call-out covers, whether the repair is guaranteed, and how long the fix should last.
Before You Turn the Water Back On
Let the plumber test the repair and check nearby joints. Run taps slowly at first, watch the repaired area for an hour, and check ceilings and cupboards below. Look out for damp smells, bubbling paint, or warped skirting over the next few days, and report them early.
