Close Your DEWA Account When Leaving Dubai: Common Mistakes That Cause Delays (And How to Avoid Them)

How to close a DEWA account properly when leaving Dubai, protect your deposit refund, time disconnection around handover and avoid common errors.

Closing your DEWA account when you leave Dubai should be a fifteen-minute online job followed by a refund of your deposit less the final bill — yet departing residents regularly lose weeks, and sometimes the deposit itself, by moving out first and telling DEWA later. The account stays in your name, and keeps being your responsibility, until you request the move-out disconnection for a specific date and settle what is owed.

Mistake One: Leaving Without Requesting Move-Out

The most expensive error is assuming the landlord, agent or next tenant will sort it out. They cannot close an account held in your name, and if the new tenant simply starts using supply, readings and responsibility become tangled. Request the move-out through the DEWA website or app for the day you hand back the keys, keep the confirmation, and make sure the final reading is recorded on or close to that date.

  1. Decide your disconnection date — normally your handover day, after cleaning and final meter photos.
  2. Submit the DEWA move-out request online and note the reference number.
  3. Photograph the electricity and water meters on the last day, with the date visible if possible.
  4. Receive the final bill, which is set against your security deposit.
  5. Confirm the refund route for any balance and keep the closure confirmation permanently.

If you have already left the UAE without closing the account, act from abroad immediately through the online service or DEWA customer care. Every week of delay is a week in which standing usage, a leak or the next occupant’s consumption can be argued over.

Mistake Two: Forgetting the Money Details

Your deposit — as a guide, typically around AED 2,000 for an apartment and around AED 4,000 for a villa, though you should check your own account statement for the exact amount held — is refunded after the final bill is deducted. Delays happen when the bank details for the refund are out of date, when the UAE bank account is closed before the refund lands, or when a small outstanding amount from a previous premises is attached to the same customer record.

  • Keep your UAE bank account open until the DEWA refund has actually arrived
  • Update your mobile number and email before you leave so OTPs and confirmations still reach you
  • Download recent bills and payment receipts before your online access changes
  • Clear any arrears early — a disputed bill is easier to fix while you are still in the flat
  • Ask how the refund will be paid if you have no local account left, and get the answer in writing

As a guide, refunds after a clean closure are usually processed within days to a couple of weeks once the final bill is issued, but the official DEWA channels will give you the current service standard — check there rather than relying on a neighbour’s experience from a different year.

Mistake Three: Bad Timing Around Handover

Disconnect too early and the cleaners, snagging team and landlord inspection happen in a dark, hot apartment with no water. Disconnect too late and you pay for days you did not live there. The sweet spot for most tenants is disconnection on handover day itself, arranged in advance. Tell your landlord or agent the date you have booked so their inspection and meter reading happen before supply goes off, and agree who takes the final reading photo if you must leave for the airport before the cut-off time.

Do not forget the related accounts. District cooling providers such as Emicool or Empower, your internet provider and your building’s access or parking arrangements each need their own closure. Closing DEWA alone does not close the cooling account, and cooling deposits have their own refund process and timeline.

If Something Goes Wrong

A final bill that looks wrong is usually a reading problem. Compare DEWA’s final reading with your dated handover photo and the reading recorded on your Ejari cancellation or handover form. If they differ, raise the case online with the photos attached before paying any top-up beyond the deposit. Keep the tenancy contract, Ejari cancellation and landlord’s no-objection or deposit-return correspondence in the same folder — together they answer almost every query a billing team will ask.

FAQ

Can my landlord close my DEWA account for me?

No. The account holder must request the move-out closure. Your landlord can take meter readings and confirm handover, but the closure request and any refund belong to the person named on the account.

What happens to my security deposit?

It is used to settle the final bill first, and any remaining balance is refunded by the method DEWA confirms for your account. Keep your bank account open and your contact details current until the money arrives.

I have already left Dubai. Is it too late?

Usually not, but act at once. Use the online move-out service or contact DEWA with your account and premises numbers, your handover date and meter photos if you have them, so usage after your departure is not charged to you by default.

Book the disconnection before you book the farewell dinner, and leaving becomes an admin task instead of a deposit dispute. Find more closing-down checklists on DXB Talk in our How-To category.
